OUR PROCESS

PRE-CONTRACT / PRE-CONSTRUCTION

TSA has a distinct advantage over other home builders. As one of the few General Contractors with a dedicated estimating department, we can spend the time required to analyze plans and deliver the most thoroughly researched and detailed estimates. The numbers are generated from multiple subcontractor bids, and in consultation with the architect and TSA Project Management team to establish the most efficient and cost-effective way to engineer the project. This comprehensive process is vital to complete project cost summary.

TSA’s lead Estimator has been with TSA for over a decade and believes that open communication averts conflict. He is a stickler for details and has over 35 years’ experience quoting/working in the construction industry. Other Builders use our bids as a standard of comparison because of the transparency in the information we provide. We meticulously review every number, and we are confident that we present the most realistic of budgets based on the information provided by the architect, designer, and homeowner. We have a strong awareness of market trends, enabling us to identify where costs might be higher, lower, or simply inaccurate.

TSA clients are investing their own hard-earned money in the building process, so a budget plays a huge role in your choice of contractor. You might choose someone with a lower bid, trusting it is achievable, but when all is said and done, TSA simply has a higher accuracy rate of true costs. We understand the market trends due to our close relationships with our broad network of subcontractors, vendors, and suppliers so we can provide the most accurate projections.

The TSA team welcomes the opportunity to work with architects and clients at the earliest stages of design. This allows us to tap into our expansive historical database, utilizing our accumulated knowledge and experience, to ensure that a project is being developed within the budgetary expectations of all parties involved.

PROJECT MANAGEMENT – ONSITE SUPERVISION

Each project team consists of a project manager visiting the site every day and a Project Executive. TSA Project Managers run the job site, organize the paperwork, and manage finances. The Project Executive oversees the whole process to directly ensure that TSA is meeting the client’s expectations.

The Project Manager initially meets with the lead Estimator and Project Executive to gain a full understanding of the scope, schedule, and budget of a new project. The next step is to review guidelines for the respective clients’ expectations and preferences regarding communication, decision-making, approvals, and daily operations.

Our Senior Project Managers and Project Executives have worked at TSA for more than 20 years. At the onset of each job, it is important that the client is comfortable and feels that we are competent, capable, and trustworthy. We want our clients to understand and feel the chemistry we have together since we will be spending a lot of time together throughout the course of completing the project. Our Project Manager and Executives are on the ground every day at projects making sure your project is properly managed, supervising subcontractors, handling logistics, taking deliveries, logging activity or meeting with the client or architect on the project team.

SAFETY

Our safety Director is a 30-year veteran of the construction industry and has been the TSA Director of Safety since 2005. TSA works diligently to train and remind all TSA employees and trade partners of the vital importance of always practicing safety on our construction sites. He directs, develops, and oversees the safety policies and procedures of the company. He is responsible for ensuring that the company and all construction projects are in safety compliance. Every job site is visited regularly for safety compliance.

A major effort is put into working with our subcontractors to make sure they understand how to better their company’s safety compliance. At TSA we have regular talks about our ‘Safety Culture’ standards, answer safety questions and make sure every trade partner understands our safety requirements, and why we require them. Every TSA Project Manager must keep a keen eye on their construction sites, especially at times of intense construction activity. TSA ensures that our commitment to safety is never compromised.

TSA Home Care, a service division of TSA, launched in response to the post-completion needs of our TSA clients. The TSA Home Care team is readily available and is familiar with the scope of TSA projects. As the homeowner takes occupancy and the building team exits, TSA Home Care can provide ongoing maintenance and support. We are readily available to help the client adjust and adapt to the home they have built and fully understand what is required to run the house.

TSA Home Care may be introduced at the completion of a project, but they are available to be called in at any time, even years later. We have access to the resources needed to maintain the house, and it only takes one phone call to make all your service requests happen. TSA Home Care is more than happy to consult with clients to determine their maintenance needs and assist their plans for their home as time goes on.

Service contracts and product warranties cover equipment if it fails prematurely, but just like changing the oil in your car, the systems themselves will need regular adjustments from time to time to keep them properly functioning. Clients will learn how to comfortably operate these systems and control internal / external environments to adapt to seasonality.

Some clients have work that they want completed right away. TSA Home Care is a single point of contact for clients that need follow up on anything at their home. We have the history of each TSA project that we construct and understand every aspect of how the house operates, how it was built, and what structural changes can be made over time as client’s needs change. Often, Clients will come back to TSA to modify a home as their lifestyle changes. TSA Home Care can help expand a home or repurposerooms. We can also prompt clients for necessary preventative maintenance.

TSA Home Care is unique because we have on-call service technicians available in emergency situations. TSA’s 24 / 7 availability to our clients gives you a level of comfort to resolve maters in a timely and effective manner.
